The Estate is a 220 acre private estate, located near Glenridding, amongst breathtaking Lake District scenery. Wrapped around the southern tip of Ullswater, one of England’s most beautiful lakes, the Estate is ideally located to explore the whole of the Lake District; with Keswick, Penrith, Ambleside, Windermere, Bowness and many of the most cherished Lakeland Fells in easy reach.

Our stone-built bothies sleep 1 to 3 people and have their own attractive walled garden.
Within 250m of the lake shore, our cedar chalets offer accommodation for families of up to 5 people.
The 3 bedroom format of our charming pine lodges make them ideal for families of up to 6 people.
A spacious 4 bedroom Lakeland stone cottage. Lovely private garden and lake views.
Exclusively for Caravan & Motorhome Club members, 5 well situated pitches in mature woodland.
Homely stone-walled retreats – ideal for up to 3 people
Available all year round, but often favoured for short breaks, our converted Bothies are ideal for two to three people, with a double bed upstairs and a sofa bed downstairs. Cosy and well-appointed, they share their own fantastic private walled garden with picnic tables and room for your own barbeques.
Charming cedar chalets – perfect for up to 5 people
Favoured for their afternoon and evening sun, our cedar chalets have been purpose-built to provide comfortable family holiday accommodation. Each chalet accommodates up to four people (5 people in chalets 1, 2 & 6). They are found on a sheltered site, with ample space for children to play and for your own barbecue. Parking is provided for up to two cars per property only metres from the chalets.
Three bedroom pine lodges – great for up to 6 people
More spacious than our chalets, the lodges are a great choice for large family groups. Constructed to a high standard, they provide comfortable accommodation all year round for up to six people. The lodges are situated on a sheltered site with ample space for children to play and for your own barbecue.
Traditional Lakeland property – for up to 8 people
New for 2020! Lishman House is a roomy residence positioned at the heart of our Estate. With views down to our private lakeshore and the mountains beyond you’re truly immersed in the area. Internally it is designed with the guest in mind. The house has four bedrooms, one king, two doubles and a fourth “Spare room” which has two double beds and a top bunk. All of which are served by a family bathroom with toilet plus separate WC.
5 pitch Caravan & Motorhome Club site
– at the foot of “Waterfall Wood”
In between Glenridding and Patterdale, our 5 pitch Caravan & Motorhome Club – Certified Location (CL) site is wonderfully located in woodland next to Grisedale Beck, just upstream of Grisedale Bridge. Each pitch on our Lake District caravan site is hard standing and has electric hook-up and its own picnic table. Each pitch has its own free wifi points and TV connectors for those quiet nights in.
Stayed here with the family. It's walking distance to cosy pubs and easy walks for the kids. We will be back for sure. People who run the place are so friendly. Maybe we will come back in the summer next time to do some activities on the Lake! Highly Recommend!
"love it here and have stayed 3 times now . It's a great base for our hiking. Chalets are fully equipped with everything you need. Situated on the edge of Ullswater it is handy for Hellvellyn, the Ullswater steamers ,many different walks and water sports and boat hire just along the road. Staff are very friendly and helpful. On site you can make use of the fire pit which is set behind the chalets. It makes a nice change from staying in hotels and is perfect if you have children."
"It's unusual for me to give a 5 star rating to a place that's.... when all said and done, pretty basic BUT I just love the place! It's so beautiful and peaceful away from the traditional tourist areas of the Lakes and the kids can play in total safety and freedom."
